They think they need tens of thousands of dollars sitting in a savings account before they can even start looking. So they keep renting. They keep telling themselves next year, or the year after that, once they've saved more.

Here's the truth. That 20% down payment number everyone assumes is required almost never actually is. There are loan programs and grants built specifically to get buyers into homes with far less money down than most people realize, and some Cherokee County buyers qualify for options that require little to nothing at all.

The 20% Myth Is Costing People Years Of Homeownership

Somewhere along the way, 20% down became the number everyone assumes they need. It's not a rule. It's not a requirement. It's leftover advice that made more sense decades ago than it does today.

Conventional loan programs like Fannie Mae's HomeReady and Freddie Mac's Home Possible allow qualified buyers to purchase with as little as 3% down, according to Rocket Mortgage. On a $400,000 home, that's the difference between needing $80,000 saved up versus $12,000. That's not a small gap. That's the gap between renting for another five years and owning a home this year.
