If you’re planning to sell, one of the smartest questions you can ask early is this:
What is this actually going to cost me?
Because selling a house in Georgia is not just about your sale price. It’s also about what comes out of that sale price before you get your proceeds.
The exact number varies, but Realtor.com says closing costs can range from about 2% to 7% of the home’s purchase price, and one recent Georgia example in the piece estimated seller closing costs around 3.5% of the sale price. Realtor.com’s sale proceeds calculator also says many sellers should expect total selling costs somewhere in the 6% to 10% range depending on the transaction details.
That usually includes things like:

possible buyer concessions

That last part gets overlooked a lot.

So if you’re trying to estimate your bottom line, don’t just think about the sale price.
Think about net proceeds.
That is the number that matters.
A lot of sellers get excited about what they think the home will sell for, then get surprised later by the costs attached to getting from contract to closing. That doesn’t mean selling is not worth it. It just means you want a clear picture up front.
The cleanest way to think about it is this:
What will I likely sell for?
Minus what I owe
Minus what it costs to sell
Equals what I actually walk away with
That’s the number you want before you decide your next move.
