Most people who ask me about new construction in East Cherokee aren't really asking about houses. Something changed. The kids got bigger, the home office took over the dining room, or the house that fit five years ago doesn't fit anymore. And they want to stay right here.

So here's the direct answer. As of October 2026, there are eight active new construction communities in the Canton area of East Cherokee that are marketed as zoned for Creekview High School. Prices run from the mid $500s to $1.8 million and up. Most of what's available sits between $650,000 and $850,000.

Prices are the builders' published ranges and they change often, so treat them as a starting point.

If you want a neighborhood with amenities

Woodberry by Fischer Homes. This is the lowest entry point on the list, from about $564,000 to $817,000 and up. You get one- and two-story plans, and the amenities are the draw. A walking path connects Woodberry to a clubhouse, pool, and courts for tennis, pickleball, and basketball. It's less than 10 minutes to I-575.

Governor's Preserve by Fischer Homes. Fischer is building the final phase here, 50 homesites on about 40 acres along the Etowah River off Harmony Road. Prices run about $669,000 to $929,000 and up. The amenities are already built, which matters. You can walk the two-story clubhouse, the pool with a waterslide, and the lighted tennis courts before you sign anything.

If you want a bigger lot and a smaller neighborhood

Brookshire Manor by Century Communities. The newest one on this list. It opened in July 2026 in the Union Hill area off Curtis Road with four two-story plans from 2,987 to 3,829 square feet. Pricing starts in the mid $600s. Quartz counters, a built-in wall oven, and a gas cooktop come standard.

Deer Valley by Lennar. Five-bedroom homes from about 3,300 to 4,300 square feet, most with three-car garages, priced from the high $600s to around $800,000. Lennar builds with its Everything's Included package, so there's less design-center math. Only a handful of homes are left.

Sterlington by SR Homes. Just 29 homesites off Evans Cook Road and Union Hill Road, with horse farms as the neighbors. Plans start in the high $600s and finished homes have listed in the $700s and $800s. (One of the floor plans is actually named the Creekview.)

Autumn Brook by Traton Homes. Thirteen new homes inside an established neighborhood off Highway 20. Homesites run up to three-quarters of an acre and some fit a basement. Expect 10-foot ceilings on the main level, covered porches, and side-entry garages, priced from the $600s to the $800s.

If you're looking at $1 million and up

Woodmont Golf & Country Club by Stonecrest Homes. I spend a lot of time in Woodmont, and this is where new construction meets a full club. Stonecrest is building four- and five-bedroom homes from about 3,200 to 4,300 square feet, priced over $1 million, several with golf course views. The club has a Robert Trent Jones Jr. course, a 26,000-square-foot clubhouse, pools, 10 tennis courts, and a fitness center.

Provisions by Elevation Building Company. Seven custom estate homes on two- to three-plus-acre lots, starting around $1.8 million. This is the one for privacy and land. Acreage lots are the ones I'd verify for zoning first.

Check the school zone by address before you sign

Builders publish assigned schools, and the seven builder neighborhoods above all list Creekview. But attendance lines can change, and a builder's website isn't the final word. Cherokee County School District keeps the official boundary maps, so look up the exact lot there first.

Are builders offering incentives right now?

Yes, and you should ask every single one. The sticker price on a builder's website is rarely the whole deal. Rate buydowns, closing cost help, and design upgrades are all on the table, and they move month to month.

This isn't just my read on Canton. The National Association of Home Builders reported that "66% of builders reported using sales incentives in September" 2026. The same survey found 38% of builders cut prices, with an average cut of 6%.

On a $750,000 home, that's real money. But here's what I'd consider before you walk into a model home. The friendly agent at the sales desk works for the builder. You're allowed to bring your own, and most builders want you to register your agent on the first visit. I look at the incentive, the lot premium, the contract terms, and what the resale homes around it are selling for. Then you decide.

Does new construction cost more than a resale home here?

Usually, yes. Nationally, Realtor.com found that "the national new-construction premium rose to 10.3%" in the second quarter of 2026. The same report showed builders cutting prices on a bigger share of their listings than resale sellers did.

So what does that mean if you already own a home in this school zone? Two things.

If you're buying, don't compare a new home only to other new homes. Compare it to the five-year-old house two streets over with the finished basement and the fence already in.

If you're selling, these builders are your competition. A buyer touring your home on Saturday may tour Brookshire Manor or Woodberry on Sunday, and the builder is offering to pay down their rate. That changes how I approach pricing and preparing a home for sale. Your home has to show well online first, and it has to be priced for the market that exists today.

How do you buy new when you have a home to sell?

This is the question behind the question. Most of my clients can't carry two mortgages and don't want to move twice.

It starts with your equity position. Before you fall for a floor plan, find out what your current home is worth and what you'd actually walk away with after costs. That number sets your price range.

Then we look at timing. A move-in-ready home can close in 30 to 60 days. A to-be-built home can take six months or longer, which gives you room to sell first if the plan is built right. Some builders will write a contract contingent on your home selling. Many won't. Knowing which is which before you get attached to a lot saves a lot of stress.
